There are numerous resources available to you as a Fund Member to assist with early detection of fraud in your transaction.
The Fund’s website provides the following Fake Notary List which can be found under the Info Center section. Below is a link to this information: https://www.thefund.com/infocenter/notary-fraud-list-2023.pdf
If you find that one of the listed names is the notary on the Deed in your transaction, take a closer look at your transaction to ensure that you have thoroughly vetted the parties to the transaction, especially the Seller.
Some of the notaries listed are duly licensed notaries in the State of Florida or other states but said notary did not execute the notary block. If the notary on the Deed in your transaction is listed on the Fake Notary List, please contact the relevant notary to confirm the legitimacy of the notary block.
Additionally, Fund General Counsel Melissa Murphy previously shared the following link to ALTA’s flyer on Seller Fraud. The ALTA flyer provides red flags to watch for and precautions that can be taken to prevent fraud. Do not be a victim; be a hero in preventing fraud.
