This course reviews the basics of commercial leases and the role counsel plays representing landlords and tenants.  Whereas residential leases address the relatively narrow concerns of possession and use of a living space, commercial leases involve a wide range of issues designed to achieve a predetermined business objective. Even within the parameters of a single lease negotiation, counsel needs to be cognizant of the fact that the client’s needs and requirements may well evolve over time and will negotiate a lease that takes into account the client’s short-term and long-term objectives. This introductory level course is designed to introduce the practitioner to the key terms and provisions of the typical commercial lease, highlighting areas of particular importance to landlords and tenants.
