Description

This panel will include experts discussing how regulation and technology continue to shape the residential mortgage closing process. 2017 brings the implementation of both the Uniform Closing Dataset and the Home Mortgage Disclosure Act, both of which will change the way information is transferred between settlement agents and lenders. In addition, this panel will discuss how the 2016 election outcome is anticipated to shape the future of the Consumer Financial Protection Bureau in the years to come.

Daniel M. Wold is Senior Vice President, General Counsel, and Corporate Secretary of Old Republic National Title Insurance Company. He is located in Minneapolis, Minnesota. He manages the Corporate Legal Department’s underwriting, regulatory and transaction groups. He also provides legal advice on bankruptcy underwriting and regulatory issues (including RESPA and the CFPB), and advises and assists in the handling of a wide range of corporate matters, including general corporate governance, contracts and related issues, mergers and acquisitions, joint ventures and other corporate transactions, and employment law issues.

He is active in the American Land Title Association, and has served: 1) as Chairperson of ALTA’s RESPA Reform Task Force since January of 2009 (which is now called ALTA’s TRID Task Force); 2) on the ALTA’s Title Insurance Underwriter’s Section Executive Committee since October of 2013; and 3) on the ALTA’s Board of Governors since October of 2015. He was formerly a partner of Hughes, Thorsness, Powell, Huddleston & Bauman LLC of Anchorage, Alaska, with a practice emphasizing bankruptcy, real estate, banking law, and commercial litigation. He is a member of the Minnesota State Bar Association and its Bankruptcy Section.

He formerly served as co-editor of the Bankruptcy Bulletin, which is a publication of the Minnesota State Bar Association Bankruptcy Section. He obtained a Bachelor of Arts degree from St. Olaf College in Northfield, Minnesota, and a Juris Doctor degree from the University of Minnesota Law School.

Margaret Atkins Thumberg is Sr. Underwriting Counsel and Legal & Branch Education Manager at The Fund. Ms. Thumberg received her B.A. in history from the University of South Florida and her M.A. in history and J.D. from the University of Florida. Ms. Thumberg is a Florida Bar Board Certified Real Estate Lawyer and has also been admitted to practice in the United States District Court for the Southern District of Florida.

While at The Fund, Ms. Thumberg has presented hundreds of live seminars and Fundinars, including the New Member Training Program, and has been a speaker at the 2011 and 2012 Affiliate Assemblies and moderated the CFPB Practice Tips Panel at the 2016 Assembly. She is also the co-editor of The Fund’s monthly publication, The Fund Concept.

Prior to joining The Fund, Ms. Thumberg focused her practice in real estate and corporate matters including representation of lenders and developers in financing and acquisition matters and borrowers in foreclosure defense and bankruptcy. Through her representation of non-profit affordable housing developers, Ms. Thumberg prepared a practical guide to mortgage foreclosure mitigation counseling and presented numerous seminars on foreclosure related topics, including the Truth-in-Lending Act and Home Affordable Modification Program. Ms. Thumberg has also published an article on the Freedom of Information Act.

Shannon L. Widman

Shannon L. Widman graduated with a Bachelors of Science in Political Science from Syracuse University. She earned her Juris Doctor at the University of Miami School of Law. Upon graduation, Ms. Widman moved from her hometown of Palm Beach Gardens to Santa Rosa Beach where she was admitted to The Florida Bar in 2000 and the Federal Court Northern District of Florida in 2001.

Since 2000, Ms. Widman has practiced in South Walton County. What started as a focus on general litigation matters, quickly transitioned to an exclusive practice in real estate transactions. She has used her early litigation experience to draft contracts, easements, and other legal documents in such a way as to avoid future conflict, which ultimately leads to a successful transaction.

Ms. Widman handles a wide variety of real estate matters including title insurance coverage, condominium development, planned unit development, complex commercial and residential transactions and business entity development. Over the years, she has represented homeowners, lenders, realtors, owners’ associations, and commercial enterprises.

Since 2009, Ms. Widman and the firm’s Closing Manager, Nicole Smith, led the firm to be recognized as a member of the “President’s Circle” of Attorney’s Title Fund Services, LLC. Ms. Widman has been a loyal Fund Member for well over a decade, and since 2005 has used The Fund exclusively.

Ms. Widman served as a Director for Attorneys’ Title Insurance Fund, Inc. and currently serves on the Board of Trustees for Attorneys’ Title Insurance Fund, a business trust, representing the First Judicial Circuit.

Ms. Widman lives with her husband Brian and two children in Santa Rosa Beach.
