Description

A focus on the perfection, duration and extension of some of the most common types of liens: judgment, federal tax and municipal and code violation. This presentation emphasizes analyzing liens for purposes of determining insurability of title. Discussion includes analysis of the method for perfecting a judgment and attaching a lien to real property. The perfection of foreign judgment on Florida real property is addressed as well. Attention will also be given to Florida’s constitutional homestead protection and how this protection may impact any potential lien. As each type of lien is discussed, the applicable statute of limitations or duration is reviewed.

Linda Monaco is a Florida Board Certified Real Estate Lawyer. She received her B.S. in Industrial Distribution from Texas A&M University and J.D. with honors from Quinnipiac University. Ms. Monaco is admitted to practice in Florida, Connecticut and in the United States District Court for Connecticut. She is also a Florida licensed real estate instructor.

Prior to joining The Fund, Ms. Monaco focused her practice in real estate, family, personal injury and small business. Through her representation of borrowers, Ms. Monaco prepared a continuing education seminar on the practices and pitfalls of a residential real estate closing for the New Haven County Bar. She also was an instructor at Branford Hall for the paralegal class in Real Estate.

Since joining The Fund, Ms. Monaco has written several seminars and has presented over 100 seminars as well as serving a master of ceremonies for Affiliate Assembly in south Florida on several occasions.
