Description

Deteriorating condominiums, physically and fiscally, endanger their owners, residents and communities. Stable for decades, termination law is radically changing. How will the changing law, and shifting policies behind the law, impact your clients? How can you protect your clients? Can they hold out? How do you address hold outs? What disclosures should be made? Are legislative efforts passing constitutional muster, and if you fear they’re not what prophylactic measures are available?

Michael Gelfand, a Florida Bar Board Certified Real Estate Lawyer, is managing partner of Gelfand & Arpe in West Palm Beach, which emphasizes a community association law practice. He is co-owner of ARC Mediation, Palm Beach County’s largest mediation and arbitration firm.

Mr. Gelfand serves as the Immediate Past Chair of The Florida Bar’s Real Property, Probate and Trust Law Section; a member of the National Association of Parliamentarians; a fellow of the American College of Real Estate Lawyers, and is the immediate past chair of its Common Interest Ownership Committee; and a fellow of the College of Community Association Lawyers.

Mr. Gelfand’s publications include “The Plaza East Trilogy: Not a Nursery Rhyme, but Scary Warfare,” analyzing condominium casualty insurance. The Florida Bar has published his "Alternate Dispute Resolution, Arbitration and Mediation" and "Condominium and Homeowner Association Liens" and many statutory updates.

Mr. Gelfand received Palm Beach County’s Pro Bono Child Advocate of the Year award, serves as the real estate/construction attorney appointee on the Palm Beach County School District’s Construction Oversight and Review Committee, and as magistrate for the District’s Law Magnet Program. Mr. Gelfand received his B.S.S. from Northwestern University, and his J.D. from the University of Florida College of Law.
