Ch. 7 – Space Leasing: Understanding the Basics
Description
Whereas residential leases address the relatively narrow concerns of possession and use of a living space, commercial leases involve a wide range of issues designed to achieve a predetermined business objective. Space leases take many forms, including those for warehouse and manufacturing facilities. The typical practitioner, however, will more likely encounter and be asked to review office leases and strip mall retail leases, and while no two forms of those leases are identical, the provisions typically seen in them are the focus of this chapter. It is important that the novice commercial real estate attorney develop a comprehension of the basic precepts of commercial leases in advance of undertaking even a cursory lease review on behalf of a client.
