Ch. 12 – ALTA NSPS Surveys
Description
The ALTA/NSPS survey (American Land Title Association / National Society of Professional Surveyors, Inc.) is the most commonly used survey for commercial transactions. ALTA/NSPS surveys must comply with all the regulations and requirements of a residential survey with the added requirements of ALTA and NSPS. This type of survey is more detailed and more expensive than common boundary surveys used in residential transactions. ALTA/NSPS surveys maps will depict items found outside the boundary of the subject property which may affect the property itself. It will also disclose the height of the building, parking spaces, zoning information and more, if specifically requested in instructions. In this class, we look at reasons for needing the commercial survey, the various types of commercial surveys available, the role of the commercial surveyor, and The Fund’s survey requirements.
Linda Monaco, Senior Legal Education Attorney, The Fund
Linda Monaco received her B.S. in Industrial Distribution from Texas A&M University and J.D. with honors from Quinnipiac University. She is admitted to practice in Florida, Connecticut and in the United States District Court for Connecticut. She is a Florida Board Certified Real Estate Lawyer and a Florida licensed real estate instructor. Prior to joining The Fund, Ms. Monaco was a solo practitioner and taught classes to attorneys and paralegals alike. Since joining The Fund, she has written and presented numerous seminars and webinars. Ms. Monaco has presented several times as Fund Assembly and Fund Affiliate Assembly on topics such as Best Practices, FIRPTA, Ethics, Sovereignty Lands, Liens, Probate and Trust. She has served as master of ceremonies at the Florida Fund Affiliate Assembly multiple times. She also presented Basics of FIRPTA to the National Association of Realtors ® as well as a short program on Property Assessed Clean Energy Loans (PACE Loans) to FLTA and RPPTL.
