Details

Ch. 12 – ALTA NSPS Surveys

Description

The ALTA/NSPS survey (American Land Title Association / National Society of Professional Surveyors, Inc.) is the most commonly used survey for commercial transactions.  ALTA/NSPS surveys must comply with all the regulations and requirements of a residential survey with the added requirements of ALTA and NSPS. This type of survey is more detailed and more expensive than common boundary surveys used in residential transactions. ALTA/NSPS surveys maps will depict items found outside the boundary of the subject property which may affect the property itself. It will also disclose the height of the building, parking spaces, zoning information and more, if specifically requested in instructions. In this class, we look at reasons for needing the commercial survey, the various types of commercial surveys available, the role of the commercial surveyor, and general survey requirements.
