This program is a review of less prominent liens that nevertheless require a closing agent’s careful attention. Included in this webinar is a study of Property Assessed Clean Energy (PACE) liens, construction liens, charging liens, child support liens, and hospital liens. Special attention is paid to the perfection, duration, and extension of these types of liens, and an analysis of each for purposes of determining insurability of title. Discussion includes concerns relating to closing of properties encumbered by PACE liens, and in particular, to the calculation of the payoff. As each lien is reviewed, Florida constitutional homestead protection is considered and whether such protection may impact any potential lien.
