Description
Surveys are typically required in real property transactions and are usually beneficial to the insured purchasers and lenders. When a current boundary survey of a property to be insured is provided, it is the agent’s obligation to examine the survey to determine whether there are any inaccuracies in legal description, boundary line disputes, adverse parties in possession of the property, or encroachments, and to create an adequate survey exception disclosing those matters and replacing the standard survey exception.
