Residential and commercial surveys of real property parcels is an integral part of the due diligence required for attorneys representing buyers and sellers in real estate transactions. The Dividing Line is a fresh approach to surveys and survey reads presented in three one-hour segments.
 
The first installment covers the purposes served by surveys, surveying rules and standards, what to look for on a survey map, elevation concerns, and the ordering process. The second installment involves the critical examination of sample residential surveys based on the concepts covered in the first installment. It also addresses updating the title commitment to reflect exceptions uncovered during the examination. The final installment includes the examination of sample American Land Title Association/National Society of Professional Surveyors (ALTA/NSPS) “commercial” surveys. Additionally, covers addressing issues with the surveyor, notifying sellers of survey objections and the manner in which to properly reflect these issues within the title commitment and insurance policies.
