1031 ExchangeThe 1031 Exchange Program is for members whose clients wish to take
advantage of tax-deferred real estate exchanges under Section 1031 of
the IRS Code.
The program uses an independent corporate intermediary, through Florida Exchange, to provide
structure for the transaction under the IRS safe harbor.
The service works especially well in large transactions where the tax
savings are most significant: commercial deals of $1 million or more -
though deals under $1 million can be handled as well.
Section 1031 applies to all property used in a trade or business or
property held for investment. Raw land can be exchanged for an office
building, apartments for commercial properties, retail properties for
raw land -- any combination works.
